Rubber cabling, a fuse board with wire fuses and warm sockets are all telling you the same thing.
If your fuse board still uses rewireable fuses rather than breakers, the installation is likely to be pre-1980s and worth an inspection at the very least.
Look at the cable coming into a light fitting or socket. Old rubber or fabric-sheathed cable goes brittle and cracks, and once the insulation fails you are one nail or screw away from a serious fault.
Warm sockets, scorch marks, flickering lights when an appliance kicks in, and breakers tripping without an obvious cause are all worth acting on rather than living with.
Rewiring does not always mean the whole house. Plenty of properties only need the ground floor circuits and consumer unit doing, which we plan around a renovation so chases are cut before plastering.
Everything gets tested and you receive an electrical installation certificate at handover, which matters if you are letting the property or selling it.
